The property

This investment property was built in 1930 as a semi-detached house using solid construction methods, and both the building and the individual units underwent extensive renovation in 2016 (see “Features” for details).

Unit No. 2, with approximately 95 m² of living space, has retained its character as a semi-detached home even after the renovation. It extends from the ground floor through the upper floor up to the attic. The unit features a total of three bedrooms, a large living-dining room with an open kitchen, as well as a bathroom with a tub and shower and a guest restroom. The entryways and hallways offer plenty of space to move around, as well as additional room for a coat closet and several storage closets. A special feature is the fireplace in the living room. The garden and garage are contractually reserved for the exclusive use of this unit. The garage rent and garden usage are already included in the monthly rent.

Unit No. 1 is a very charming 1.5-room duplex apartment with an open-concept living-dining room with kitchen and a shower room on the ground floor, and a bedroom and work area in the attic. This unit also resembles a semi-detached house in style, but spans approximately 39 m² of living space.

Unit No. 3 offers approximately 75 m² of living space and is accessed via a staircase along the side of the house leading toward the garden. The large living-dining room with kitchen and the bedroom both face the garden. The apartment also includes a large storage room and a shower room.

The nearby B227 provides a direct connection to the A3 and A52, and at the Breitscheid interchange to the A44 (A535/A46). Düsseldorf Airport is approximately 18–20 km away, Düsseldorf city center about 20 km, Essen about 18 km, Wuppertal-Elberfeld approximately 25 km, and Cologne around 70–75 km. The A44 highway entrance is about a 5-minute drive away. The ongoing completion of the A44 is further improving regional transportation links.

The Heide district is located in the southeastern part of the city, close to the center. The downtown area of Heiligenhaus is within walking distance, about 10–15 minutes away. Bus line 770 connects Heiligenhaus with Velbert and Ratingen, as well as with S-Bahn connections toward Düsseldorf and Essen.

Shopping options such as Rewe, Aldi, and Rossmann are located in the immediate vicinity. Kindergartens and playgrounds are available in the residential neighborhood.

The Heljensbad is located about 2 km away and can be reached in a few minutes by bike or car. The Angertal nature reserve and recreational area begins approximately 1.5–2 km away, depending on the access point, and offers extensive walking and biking trails. The Niederberg Hospital in Velbert is about 8 km away and can be reached in approximately 10–15 minutes by car.

Elementary and secondary schools of various types are located in the Heiligenhaus area as well as in the neighboring cities of Ratingen and Velbert and are easily accessible.

The property is situated on a quiet, narrow cul-de-sac with no through traffic. Directly adjacent is the Laubecker Bachtal, which further underscores the natural character of the location.
