Wuppertal real estate market 2024
The expert committee for property values in the city of Wuppertal has published its 2025 property market report. Following declines in previous years, the real estate market picked up significantly again in 2024.
The number of properties sold rose by 15% to 3,029. Monetary turnover increased by 9% compared to the previous year to €801 million. Depending on the submarket, prices rose between 2% and 10%.
- Single-family and two-family houses
Around 12% more single-family and two-family houses were sold than in the previous year, with sales rising by 21% to €219 million. Prices for terraced houses and semi-detached houses rose by around 5%. Prices for detached houses rose by around 2%, depending on their age. The market for new builds also recovered, with 17 semi-detached houses and 20 terraced houses sold.
- Multi-family houses and condominiums
Sales of multi-family houses, the typical investment property, rose slightly by 4% to €166 million. Prices for building plots in this segment remained unchanged. Overall, 25% more purchase contracts for condominiums were notarized, which also led to a 25% increase in sales to €263 million. Older condominiums sold for an average of €1,750 per square meter of living space, 5% more than in the previous year. The price of new-build apartments rose by as much as 12% to an average of €4,310 per square meter.
