Düsseldorf real estate market 2024
The expert committee for property values in the state capital of Düsseldorf has presented its 2025 property market report. Analysis of the reporting period (January 1, 2024, to December 31, 2024) shows a significant upturn in the market after two weaker years.
The number of purchase agreements rose by 17.7% to 3,823. Total monetary turnover even increased by 69% to €1.34 billion, indicating increased activity in all market segments. The submarkets of "multi-story residential construction" and "condominiums" contributed particularly to this growth.
- Single-family and two-family houses
In the single-family and two-family house segment (resales), a slight price increase of 1.7% was recorded, bringing prices back to 2021 levels. The average purchase price for a detached house was around €580,000. Mid-range terraced houses cost €340,000 on average.
- Undeveloped land and condominiums
The market for undeveloped land remained at a historically low level, with only 42 building plots sold. The standard land values for residential land remained virtually unchanged compared to the previous year. The market for condominiums recorded a significant increase in sales figures of 20.9%. However, prices for pre-owned condominiums fell by 4.9% and are now 2.5% below the 2021 level. Newly built apartments sold for an average of €5,060/m².
