The property

The entire property was built in 2008 and is already significantly better equipped than was usual for that year of construction. This is clearly reflected in the primary energy requirement of 49.4 kWh/(m²·a) stated in the recently issued energy performance certificate, which corresponds to a comparative use of efficiency class A.

The heating system is a reference project of the Stiebel Eltron company, presented at trade fairs and in trade journals. In addition, six geothermal probes were drilled to a depth of up to 94 meters each. The system is in perfect technical condition and has been thoroughly maintained. The spaces can be rented by floor, are barrier-free, and accessible via an elevator, while the stairwell is designated as an escape route. Each floor has its own kitchen and separate ladies' and gentlemen's restrooms. Individual room layouts are easily possible thanks to the existing lightweight walls. The building is currently used by a single tenant and is not subdivided.

The technical infrastructure meets modern standards, including a fiber optic connection. There is also a separately air-conditioned server room.

The building does not have a basement, but the structure has been designed so that an additional floor can be added. The applicable development plan provides the legal basis for this – a building permit from the city of Neuss would have to be obtained.

The lease ends on June 30, 2017. There are no options for extension. The rent is charged plus statutory value-added tax (€11,900/month). Further details of the lease are not being published for reasons of discretion. Additional information is available on request.

The property is located in the Grafschafter Gewerbepark Genend industrial park, which lies on the city limits between Moers and Neukirchen-Vluyn.
