The property

The entire property was built in 2008 and is already significantly better equipped than was typical for that year. The spaces can be leased by floor, are barrier-free, and accessible via an elevator, while the stairwell is designated as an emergency exit. Each floor has its own kitchen as well as separate women’s and men’s restroom facilities. Custom room layouts are easily achievable thanks to the existing lightweight partition walls. Currently, the building is occupied by a single tenant and is not subdivided.

The technical infrastructure meets modern standards, including a fiber-optic connection. Additionally, a separately air-conditioned server room is available.

The building has no basement; the structure was designed to allow for the addition of another floor. The current zoning plan provides the legal basis—a building permit from the City of Moers would need to be obtained for this.

The lease expires on June 30, 2027. There are no extension options. Rent is charged plus applicable VAT (€11,900/month incl. VAT). Further details regarding the lease are not being disclosed for reasons of confidentiality. Additional information is available upon request.

The property is located in the "Grafschafter Gewerbepark Genend" industrial park, which lies on the city limits between Moers and Neukirchen-Vluyn.

The industrial park has good transport links. The A40 and A57 motorways are within easy reach and offer connections to the Ruhr area and the Netherlands. There are also good links to the A42, which provides access to other regional and national transport connections.

The Moers train station provides connections to regional rail services. In addition, Duisburg Central Station, a supraregional ICE hub, can be reached in a reasonable amount of time, depending on traffic. Düsseldorf International Airport is approximately a 25-minute drive away.

The business park was developed in the late 1990s and now covers an area of around 67 hectares. According to publicly available information, around 90 companies with several thousand employees are currently based there. The site is a joint project between the cities of Moers, Kamp-Lintfort, Neukirchen-Vluyn, and Rheinberg and is undergoing continuous development.

Its location in the economically strong Lower Rhine region and its proximity to the Ruhr area offer a large pool of skilled workers. Additional location advantages result from its proximity to universities such as the Rhine-Waal University of Applied Sciences and the University of Duisburg-Essen.
