The property

This beautiful and very well-maintained single-family home was built in 1975 as an end-of-row house and is located in the Homberg (South) district of Ratingen on a corner lot with an ideal orientation. In 2019 and 2025, the owners extensively renovated the building and upgraded its energy efficiency. The roof was replaced in 2019. In 2025, the basement was also waterproofed from the outside. The property is in excellent condition and has been maintained with the utmost care. Detailed information can be found in the property description under “Features.”

The house has a classic layout and features typical of its year of construction. With approximately 115 m² of living space, distributed across the ground and upper floors, it is ideal for a family. The attic and basement contain additional comfortably finished rooms and versatile spaces that offer numerous possibilities for use. This results in a total living and usable area of approximately 224 m².

The ground floor features a large living/dining room with access to the terrace, a kitchen with built-in cabinets, a guest restroom, and a bright entryway and hallway area with a coat closet. The upper floor features three additional rooms—divided into a master bedroom and two children’s rooms—as well as the main bathroom with a tub and window and a separate shower room. The loggia, which was enclosed at a later date, is accessible from both the master bedroom and one of the two children’s rooms. The attic, with approximately 53 m² of usable space, has been comfortably converted and is easily accessible via a fixed staircase.

The basement covers approximately 56 m² and, in addition to standard heating, fuel storage, and utility areas, features a laundry room or hobby room with direct access to the garden. Numerous uses are possible here, such as a home office, hobby space, playroom, fitness area, or music room. Please note that these areas are not included in the living space.

The property also includes a single-car garage with approximately 17 m² of space (already included in the purchase price) located in the garage courtyard at Kockshof (about a one-minute walk away), as well as an outdoor parking space directly in front of the garage.

The mature garden is the ideal size, offering plenty of privacy and ample space for various uses. There is easily enough room here for a vegetable garden, a play area for children, and a barbecue area. The terrace and the adjacent basement entrance were also renovated in 2025.

The property is heated by an oil-fired central heating system from 1991. Hot water is provided by electric instantaneous water heaters.

The offer is rounded out by a positive preliminary building permit for a single-car garage to the left of the house, dating from 1982.

The house and the single-car garage are not currently rented out, are available immediately, and can be occupied by owner-occupiers right away.

Facilities

Over the years, the owners have consistently maintained, repaired, modernized, and renovated the house. Examples of this include the 2019 roof renovation—which included new skylights and modern between-rafter insulation—and the 2025 excavation of the basement, along with the renovation and waterproofing of the exterior walls. In 2023, the garage roof was replaced, and in the same year, the garage was equipped with an electric door and extensive technical systems. The kitchen window dates from 2021.

Nevertheless, some areas still require modernization. Therefore, additional reasonable investments should be budgeted for pending renovations.

location

Ratingen borders the state capital of Düsseldorf to the west and south. Via the nearby A44 highway exit, you can reach Düsseldorf in about 15 minutes by car. The city of Essen is also easily accessible in just a few minutes’ drive. The Ratingen-Ost interchange also offers additional fast transportation connections, for example toward Oberhausen.

Public transportation is also very well developed: via the Ratingen-Ost S-Bahn station, you can reach Düsseldorf and Essen in about 30 minutes; Cologne is about an hour away. The Ratingen-Mitte bus station, with a connection to the U72 tram line, is just a few minutes’ drive away and provides numerous additional connections within the city and to surrounding towns.

Behind Ratingen-Homberg lies one of Ratingen’s most rural districts, with a village-like character. Fields, meadows, forests, and farms define the rural surroundings. Homberg is divided into Alt-Homberg and Homberg-Süd. In Alt-Homberg, you’ll find several historic half-timbered houses, quiet residential streets, as well as a pharmacy, a bakery, a post office, a beverage store, a tailor shop, a flower shop, restaurants, and much more.

Homberg-Süd is the more modern part of the town. Here you’ll find shopping options, a snack bar, a pharmacy, an elementary school, kindergartens, and much more. The modern development provides a striking contrast to historic Old Homberg. The townscape is dominated by the towers of the two churches, which the residents of Homberg affectionately call “Wiesnasen” because—when viewed from the surrounding countryside—they jut out over the fields like noses.

Homberg boasts excellent infrastructure. Everything you need for daily life is available. Several bus lines serve Homberg—and there are sports clubs, pharmacies, doctors, a gym, kindergartens, an elementary school, and a large discount grocery store. Enjoy the idyll of the green countryside while also benefiting from the short distances to major cities like Düsseldorf, Essen, or Cologne.
