The property

We are pleased to present this detached single-family home located on a quiet street lined with single-family homes. The house, which has a full basement, was built in approximately 1965 on a plot of land measuring around 562 m² and offers approximately 121 m² of living space on two floors. The property has been extensively modernized, particularly in terms of energy efficiency: in 2009, the windows and shutters were replaced, a new front door with thermal insulation glazing was installed, and a complete thermal insulation composite system was fitted. A total of over €50,000 was invested in these improvements.

For a better overview of the floor plan and the associated possibilities, I would be happy to show you around the house:

We start in the central entrance area, from where you can access the basement and both floors of the house. We begin on the ground floor, which covers just over 60 m² including the proportionate terrace area. The first of two bathrooms with natural light is located on the left as you enter – this one is equipped with a bathtub. Straight ahead, you will find an open-plan dining and kitchen area with a practical fitted kitchen. On the right, you will find the large living area, which is flooded with light through the windows and leads to your approximately 20 m² south-east facing terrace. The central staircase leads to the upper floor, which has a similar layout. The second bathroom is located on the left. Straight ahead is an open area that is ideal as a dressing room or home office. Two well-designed bedrooms complete this level. The property currently has two bedrooms and an open-plan area for individual use.

Possibilities for more bedrooms:

Originally, there were two separate rooms on the ground floor. This layout can be restored with minimal effort, creating an additional bedroom or study. The living room would still measure around 20 m² and could be integrated into the dining and kitchen area. There is also the possibility of creating another room on the upper floor: the currently open area can be cleverly separated from the hallway to create a third, separate room (see floor plans).

The property is rounded off by practical storage space in the basement with two pantries and a laundry and boiler room. The integrated garage also allows you convenient access to the house – even in bad weather – and offers additional storage space.
