Ratio of floor area to lot size (GRZ 1): approx. 0.36

This is an initial preliminary study. For more reliable conclusions regarding developability, a more detailed planning analysis based on consultation with the City of Ratingen is required. Since the property must be assessed in accordance with Section 34 of the German Building Code (BauGB), it is recommended to submit an application for a preliminary building permit in order to obtain a binding statement on developability.
