Essen Real Estate Market 2024
The expert committee for property values in the city of Essen has published its 2025 property market report, covering the period from January 1, 2024, to December 31, 2024. After two years of decline, the Essen real estate market is showing signs of a significant recovery.
The number of registered purchase agreements rose by 17.7% to 3,823. Total monetary turnover even recorded an increase of 69%, reaching €1.34 billion. This growth was mainly driven by the submarkets "multi-story residential construction" (+25.3%) and "condominiums" (+20.9%).
- Single-family and two-family houses
The market for existing single-family and two-family houses showed a positive price trend with an increase of 1.7%, returning to the price level of 2021. A detached single-family home cost around €580,000 on average, while terraced houses sold for an average of €340,000. Prices are heavily dependent on the respective location within the city.
- Undeveloped land and condominiums
Demand for building land remains at a historically low level. Only 42 building plots were sold in 2024, 38 of which were for residential construction. Standard land values for residential building land remained stable compared to the previous year. The condominium submarket experienced a sharp increase in sales figures of almost 21%. However, prices for existing apartments fell by 4.9% for the second year in a row and are now 2.5% below the 2021 level. New apartments sold for an average of €5,060/m², with most properties featuring high-end finishes and located in very good locations.
