Since March 1, builders have been able to apply to KfW Bank for new construction subsidies in order to obtain low-interest loans of up to €100,000. The requirements are strict, and the goal is ambitious: Germany's building stock is to be climate-neutral by 2045.
Things aren't exactly running smoothly on the housing market at the moment. Simply put, not enough is being built to meet the rising demand. High construction costs and strict regulations are contributing factors. In order to achieve ambitious climate targets and promote sustainable construction, the new KfW subsidy program "Climate-friendly new construction" has been launched. Applications for new construction subsidies have been accepted since March 1. That sounds promising. But the requirements are strict because the goal is ambitious. After all, a climate-neutral building stock will not appear overnight by 2045. Therefore, the government only supports real estate projects that meet high energy standards.
How full is the KfW Bank's subsidy pot?
One billion euros is available for new construction, of which 350 million euros is reserved for the new home ownership subsidy for families. From June 2023, low-income families in particular will then benefit from the favorable KfW loans. The income limit for a family is set at 60,000 euros per year plus 10,000 euros per child.
Efficiency and sustainability
The government only supports climate-friendly and resource-efficient construction projects and energy-efficient renovations of existing buildings. At least 65% of energy requirements must be covered by renewable energies. KfW Bank therefore only offers low-interest loans – no grants – for the construction and purchase of climate-friendly properties that meet high energy standards.
KfW's new subsidy programs for residential buildings
Climate-friendly new residential buildings – private owner-occupied (297) and climate-friendly new residential buildings (298): The programs have been running since March 1, 2023, and offer low-interest loans for purchase or new construction. However, the new building must be an Efficiency Standard House 40 and no fossil fuel heating systems may be installed. Both programs finance 100% of eligible costs, up to a maximum of €100,000. If the Quality Seal for Sustainable Building (QNG) is also achieved, it is even possible to apply for a low-interest loan of up to €150,000.
Problems with the application:
As with everything in construction, the application process is a complex matter. Before you start building or buying, you should hire an energy consultant. They will check carefully whether all the KfW Bank's conditions and requirements are met.
