The property

Stylish semi-detached home with a pool and spacious outdoor areas in Mettmann-Metzkausen.

Built in 1978, this well-maintained semi-detached home combines spacious living with high-quality finishes and an exceptional, virtually secluded outdoor area (located on the edge of a field). With approximately 155 m² of living space and a leasehold property of about 750 m², this home offers plenty of privacy and a particularly relaxing atmosphere.

The property was last modernized in 2011 and is in very good condition. Even the spacious front yard with its garden shed creates a welcoming atmosphere. In the rear area, generous open spaces, a pool, and another garden shed provide the ideal setting for relaxing outdoors.

On the ground floor, the open-concept living, dining, and kitchen area—featuring a high-quality built-in kitchen—forms the heart of the home. This level is complemented by a home office, two entry halls, a guest bathroom, as well as practical storage options and a utility room.

The upper floor features a spacious bedroom and an adjoining en suite bathroom with a shower and bathtub. Another highlight is the elegant living area with access to the balcony and a direct connection to the garden. A guest room rounds out the living space.

The property includes a garage as well as the option to lease an additional plot of land, thereby creating up to two additional parking spaces.

The remaining term of the leasehold is 47 years, and the annual ground rent is €4,000.

location

The Metzkausen neighborhood, located northeast of downtown Mettmann, is one of the city’s most sought-after residential areas. No wonder; Metzkausen, with its quiet streets and beautiful new homes, is idyllically situated amid greenery on ancient farmland. Detached single-family homes and townhouses on the hillside around Löffelbeckweg or in the Dichterviertel neighborhood west of Homberger Straße command very high prices. This small but charming neighborhood is part of Düsseldorf’s extended affluent suburbs.
Yet until the mid-20th century, Metzkausen was a scattered settlement without a true village center. It was only after World War II that the current cohesive residential area developed.

Metzkausen has its own high school, as well as kindergartens and an elementary school. Various golf clubs and horseback riding centers are less than a 5-minute drive away. The A3 federal highway, one of North Rhine-Westphalia’s main thoroughfares, is nearby. There are bus connections to Mettmann, Düsseldorf, and Ratingen, as well as shopping options, doctors, and a good Italian restaurant.

A very dedicated residents’ association looks after the interests of the residents and the continued development of this thriving neighborhood. Its main focus is on developing the area with bike and hiking trails, preserving both old and new cultural heritage, organizing festivals—such as the popular children’s festival in Gustav-Comberg Park—and maintaining the landscape.

There’s a lot going on in the small, charming town of Metzkausen. Come join us!
