The real estate industry has a major role to play in achieving this goal, as buildings account for more than a third of greenhouse gas emissions and 40% of energy consumption. Sustainability is key
Construction projects that are planned without certification and are not ESG-compliant have a tough time. The Taxonomy Regulation, which has been in force since 2022, defines what is considered sustainable and how much it contributes to climate protection. ESG compliance can be achieved more quickly with a new building. Owners and buyers receive apartments that retain their value and greater planning security.
Consequences for existing properties
Buyers or owners of existing properties must meet their ESG obligations within two years of moving in. This usually concerns the heating system and the insulation of roofs and pipes. The investment required and feasibility can usually only be determined by experts such as energy consultants. Many owners find this overwhelming. Which construction measures are the right ones? Is the investment worthwhile? All construction measures must be planned and coordinated, tradespeople found, and materials purchased. Your own home becomes a construction site. We can therefore well understand that many owners are putting off the necessary investments for the time being. But delayed renovations are also likely to be expensive. After all, whether a property is classified as ESG-compliant and energy-efficient is, alongside location, a decisive factor for value stability.
