After hitting a historic low in the previous year, the market is showing signs of a slight recovery, but remains characterized by uncertainty.The number of purchase agreements rose by 9% to 2,392, while the monetary turnover remained virtually stable at around €929 million. The increase in transactions is primarily attributable to the rise in demand for developed land (+12%) and condominiums (+17%).

The market for single-family and two-family houses recorded a 12% increase in sales figures to 1,251 properties. The average price range for these properties ranged from €295,000 in Jüchen to €740,000 in Meerbusch. Prices are heavily dependent on location, year of construction, and condition.

Neuss real estate market 2024
The Expert Committee for Land Values in the City of Neuss has published its latest Land Market Report 2025. Analysis of the reporting period (January 1, 2024, to December 31, 2024) shows that, after hitting a historic low in the previous year, the real estate market is showing signs of a slight recovery but remains characterized by uncertainty.
The number of purchase agreements rose to 1,032, representing an increase of 8% compared to 2023. Total monetary turnover increased by around 35% to approximately €494 million. The main turnover was generated in the submarkets for condominiums (48%) and developed land (44%). Foreclosures played a minor role, with only six cases.
- Single-family and two-family houses
For existing single-family and two-family houses, 308 purchase agreements were registered, continuing the low level of the previous year. The average purchase price for a used single-family or two-family house in 2024 was around €475,000. The median value per square meter of living space fell slightly by 2% compared to the previous year. Only in the last quarter were there signs of a slight stabilization in prices.
The market for turnkey new builds reached a historic low with only three sales, reflecting the general uncertainty in the construction industry.
