The property

The entire property was built in 2008 and is already significantly better equipped than was typical for that year of construction. Each floor has its own kitchen as well as separate women’s and men’s restroom facilities. Custom room layouts are easily achievable thanks to the existing lightweight partition walls. Currently, the building is occupied by a single tenant and is not subdivided.

The technical infrastructure meets modern standards, including a fiber-optic connection. Additionally, there is a separately air-conditioned server room.

The building has no basement; the structure was designed to allow for the addition of another floor. The applicable zoning plan provides the legal basis—a building permit from the city of Moers would need to be obtained for this.

The lease expires on June 30, 2028. There are no options to extend the lease. Rent is charged plus the applicable value-added tax (€11,900/month incl. VAT). Further details regarding the lease are not being disclosed for reasons of discretion. Additional information is available upon request.
