A total of 1,196 purchase agreements were concluded last year, representing an increase of around 10 percent. The total transaction value rose disproportionately by 26 percent to 423.5 million euros. Noteworthy is the strong demand from outside the city: About 30 percent of buyers were not residents of Solingen, and nearly two-thirds of them moved to the “City of Blades” from the high-price regions of Cologne and Düsseldorf.

    In the single-family and two-family home segment, 168 detached homes and 124 row houses or duplexes were sold. The price index for detached homes recorded a 2.7 percent increase over the previous year, marking a noticeable recovery. An average of 480,000 euros was paid for a detached house built between 1950 and 1975. Townhouses and semi-detached homes from the same age group changed hands for an average of 360,000 euros. For the Bergisch half-timbered houses typical of the region, the average price was 250,000 euros.

    The market for condominiums experienced a veritable boom. The number of sales rose by 36 percent to 585 transactions. The price index climbed by 5.3 percent, marking a new all-time high—even surpassing the previous record year of 2023. Existing apartments built between 1990 and 1999 cost an average of 2,590 euros per square meter, while new-construction units sold for the first time averaged 4,430 euros per square meter. Supply remains tight in the market for building lots. Prices for individual residential building lots remained stable at a high level, averaging 440 euros per square meter, while official standard land values were raised slightly by an average of 1.4 percent. The shortage of available land is also evident in the fact that developed lots are increasingly being purchased for the purpose of demolition and subsequent new construction.
