The expert committee for property values in the Mettmann district has published its 2025 property market report, which analyzes the period from November 16, 2023, to November 15, 2024. Following a significant decline in the previous year, the number of real estate transactions rose again by around 14% in 2024.A total of 2,534 purchase agreements were registered. At €871.5 million, monetary turnover remained almost at the previous year's level (-0.7%). Price developments have stabilized after the declines of previous years. Prices for existing properties have fallen slightly or stagnated, while a slight increase can be observed for new builds.

The market for single-family and two-family houses is the strongest sector in terms of turnover, with 982 sales. Prices for used properties have remained largely stable here. The average purchase prices for single-family and two-family houses (all types) range from €405,000 in Wülfrath to €581,000 in Langenfeld.
- Undeveloped land and condominiums
The number of sales of undeveloped land rose by 14% to 196. Prices for building land for individual housing construction have stagnated in most towns in the district; only in Monheim am Rhein was a slight increase in standard land values decided upon. The market for condominiums recorded an increase of around 23% with 1,356 sales. The monetary turnover here rose by 19% to €253 million.
